June has a way of making everything feel possible. The days are long. The energy is high. And somewhere between the block party invites and the summer bucket list [LINK] taking shape, a thought creeps in for a lot of people: what if this is the year I actually buy a home?
It's a good thought. And the timing might be better than you think.
Buying a home feels overwhelming until you break it down. And once you do, it stops feeling like a distant someday and starts feeling like a very doable next few months. So here are five steps to make it real, without sacrificing your summer in the process.
Step 1: Get Clear on Your Number
Not the price of the home. Your number.
What do you have saved? What are you comfortable putting toward a payment each month? What does your credit picture look like right now?
You don't need to have every answer before you talk to a lender, you just need to be willing to start the conversation. A good lender will help you figure out where you stand and what, if anything, needs attention before you can move forward.
This is the step people can put off the longest and it also paves the way for everything else.
Step 2: Get Pre-Approved (Not Just Pre-Qualified)
Pre-qualification is a rough estimate based on what you tell a lender. Pre-approval is based on actual documentation, and it carries a lot of weight going into the house-hunting process.
In a competitive market, sellers take pre-approved buyers seriously. It shows that you are ready, not just looking. It also gives you a clear budget to shop within, which makes the whole process feel a lot less chaotic.
Getting pre-approved does not mean you have to buy immediately, it simply means you are ready when you find the right home.
Did you know? According to the National Association of Realtors, 88% of buyers who recently purchased a home financed it. Understanding your financing options upfront is one of the most important moves you can make.

Step 3: Figure Out What You Actually Want (vs. What You Think You Want)
Start with the non-negotiables, the things that cannot be compromised on. Commute distance. School district. Number of bedrooms. Outdoor space.
Then make a second list: the nice-to-haves. The things you would love but could live without.
Buyers can get tripped up when they go into the search looking for a perfect home instead of the right home. No home checks every single box. The goal is to find one that checks the important ones and gives you options to make it yours over time.
Summer is actually a great season to get clear on this. You are out more, spending time in neighborhoods, noticing what you love about where you are and what you wish was different. Pay attention to that.
Step 4: Find an Agent You Trust
Not just someone who is licensed. Someone who listens, communicates the way you need them to, and will tell you the truth even when it is not what you want to hear.
The right agent is not just opening doors. They are helping you evaluate what you are looking at, negotiating on your behalf, and navigating a process that has a lot of moving parts. That requires trust.
Ask around, get referrals, interview more than one person if you need to. The relationship is everything, and you will know when it feels right.

Step 5: Start Living Like a Homeowner Now
This one surprises people, but it works.
Start setting aside what your estimated mortgage payment would be each month, even if it is just going into a savings account for now. Get familiar with what maintenance looks like. Walk neighborhoods on weekends. Follow local real estate activity so you understand what things actually cost in the markets you are interested in.
The more comfortable you get with the idea, the less scary the reality will be. And when you do find the right home and the right moment, you will be ready.
