Wondering whether Freeburg is the right fit, or if a nearby small town might suit your lifestyle better? If you are comparing home prices, commute options, and day-to-day feel across Southwest Illinois, the choices can look similar at first glance. The good news is that each town offers a distinct mix of housing and amenities, and knowing those differences can help you narrow your search with more confidence. Let’s dive in.
Freeburg sits in a practical middle ground for many buyers. It offers a rural community setting with access to the St. Louis metro, and the village describes itself as about 24 miles southeast of St. Louis. That balance can appeal if you want some breathing room without feeling disconnected.
From a housing standpoint, Freeburg is also one of the more balanced options in this group. Zillow’s typical home value was $273,262 in May 2026, up 4.4% year over year, while Redfin’s May 2026 median sale price was $239,856. Those numbers suggest a market that is still growing, while remaining more attainable than some nearby towns on recent sale data.
Freeburg looks more like an established single-family market than a place dominated by brand-new construction. Homes.com reported 691 homes, a median year built of 1986, an average single-family size of 1,733 square feet, and a median lot size of 11,761 square feet. For you, that often means mid-sized homes, usable yards, and a neighborhood feel shaped by existing homes rather than large waves of new builds.
That profile gives Freeburg a strong everyday-livability appeal. You may find that it offers enough space for a move-up buyer, while still staying within reach for buyers who are trying to balance budget and square footage. In this comparison, it lands between more compact New Baden and roomier Millstadt.
Mascoutah is one of the strongest options if your search starts with access and housing variety. Zillow’s typical home value was $271,253, up 3.6% year over year, and Redfin’s May 2026 median sale price was $282,998. Its value index is very close to Freeburg’s, but recent sale prices ran higher.
Mascoutah also offers the widest housing style range in this group. Local housing guides describe older homes near downtown, including bungalow-style properties, along with newer subdivisions such as Brickyard Lake Estates and Townsend Square. That can make it appealing if you want more choices in age, layout, and neighborhood style.
The city also stands out for connectivity. Official community information highlights direct I-64 access, nearby Metrolink stations, MidAmerica Airport, and a location close to Scott Air Force Base and St. Louis. If your top priority is convenience for commuting, Mascoutah is often one of the first towns worth comparing.
Millstadt tends to stand out for buyers who want larger homes and bigger lots. Zillow’s typical home value was $301,579, up 4.1% year over year, and Homes.com showed a 12-month median sale price of $315,000. That puts it above Freeburg on both value and sale-price measures.
The housing pattern also leans more spacious. Homes.com reported an average single-family size of 2,478 square feet, a median year built of 1989, and a median lot size of 13,503 square feet. If extra indoor space and a larger yard are high on your list, Millstadt deserves a close look.
Millstadt’s official community identity is also more heritage-focused. The village highlights preserved brick buildings, German roots, a library, pool, parks, a senior and community center, and the Pine Street Nature Trail. It tends to feel more rooted in local history than commute-driven.
New Baden is the most value-oriented option in this group based on current pricing. Zillow’s typical home value was $226,030 in May 2026, up 6.1% year over year, and Redfin’s May 2026 median sale price was $224,865. Even though it had the fastest year-over-year value growth among these towns, it still came in below Freeburg on both measures.
Its housing stock also trends smaller and more compact. Homes.com reported 472 homes, a median year built of 1980, an average single-family size of 1,537 square feet, and a median lot size of 10,018 square feet. If your goal is to keep costs lower while still buying in a small-town setting, New Baden may be worth a look.
New Baden also has strong access advantages. The village says it is 11 miles east of Scott Air Force Base on Route 161, with I-64 nearby and about 25 minutes from downtown St. Louis. For buyers who want a small-town environment with easy regional access, that can be a major plus.
Waterloo offers the most amenity-rich small-town profile in this comparison. Zillow’s typical home value was $330,052, up 5.7% year over year, and Redfin’s May 2026 median sale price was $322,257. Those were the highest figures among the towns reviewed.
The city’s official community information points to a broader service base than the other towns here. Waterloo highlights a historic downtown, medical facilities, parks, shopping, restaurants, a winery, a microbrewery, and annual events. If you want a larger small-town feel with more built-in conveniences, Waterloo may stand out.
That said, the higher price point can change the value equation. You may get more services and local amenities, but often at a higher entry cost than Freeburg, Mascoutah, or New Baden. For many buyers, the question becomes whether those extras are worth the price gap.
Here is a simple way to think about how these towns line up.
| Town | Typical Home Value | Recent Sale Price | Housing Feel |
|---|---|---|---|
| Freeburg | $273,262 | $239,856 | Balanced, established single-family homes |
| Mascoutah | $271,253 | $282,998 | Wide range from older homes to newer subdivisions |
| Millstadt | $301,579 | $315,000 | Larger homes and larger lots |
| New Baden | $226,030 | $224,865 | More compact, value-focused homes |
| Waterloo | $330,052 | $322,257 | Higher-priced market with stronger amenity base |
This comparison is directional because typical home values, sale prices, and listing-based market pages measure different things. Still, the broader pattern is helpful. Freeburg generally lands below Mascoutah, Millstadt, and Waterloo on recent sale data, while sitting above New Baden.
Freeburg’s official community description emphasizes a cordial atmosphere and rural setting, along with local resources such as a library, pool, gazebo, and food pantry. It also references District #70 schools, Freeburg Community High School, and St. Joseph Catholic School as part of the village’s community structure. That creates a classic small-town profile with practical local amenities.
For many buyers, that translates into a comfortable middle-ground choice. It is not as amenity-heavy as Waterloo, and it is not as access-centered as Mascoutah or New Baden. Instead, it offers a steady, established feel that can work well if you want both space and simplicity.
If your top priority is commute convenience, Mascoutah and New Baden are strong contenders because of their I-64 and Scott Air Force Base access. If your top priority is larger homes and lots, Millstadt may rise to the top. If you want more amenities and a stronger downtown-style service base, Waterloo likely deserves attention.
If you want a town that feels balanced across housing, price, and lifestyle, Freeburg makes a strong case. It offers a more rural setting than Mascoutah, more average space than New Baden, and a lower recent sale-price profile than Millstadt and Waterloo. That combination is often what keeps Freeburg on buyers’ short lists.
If you are still deciding where to focus your home search, start by ranking your priorities. Ask yourself whether commute, budget, lot size, home age, or nearby amenities matter most in your daily life. That simple exercise often makes the best-fit town much clearer.
Then compare homes through that lens, not just by price alone. Two towns can show similar value trends while offering very different day-to-day experiences. Freeburg, for example, stays competitive because it gives many buyers a practical mix of space, price, and small-town living.
When you are comparing Freeburg with nearby towns, it helps to look beyond the headline numbers and think about how you want to live.
